Preliminary Project of an apartment building in Palma de Mallorca.

The site of the project, a plot of 4200m2, is situated in the Llevant Sector of the city of Palma, close to the beach and to the Marina of Portitxol. The area has recently been the subject of a big urban transformation that redraws the maritime façade starting with facilities such as the new Congress Palace.
The plot is a part of a set of 6 plots located around a green zone (Public Park).
It provides a combination of uses (commercial, residential tourism) with predominance of housing (minimum 60%).
There are dwellings of 2, 3 and 4 rooms with panoramic terraces taking advantage of the views, gardens of private and community use, and one plant of underground car park. These are dwellings with different transition spaces inside - outside, which are open to the environment, filter and let in the light, taking advantage of the Mediterranean climate and privileged location, near the sea.
In the interior we have sought the continuity and the fluidity of space: the open kitchen is protagonist and outside, a light, clear and at the same time natural architecture with elements of the Balearic Islands. Private gardens receive a spatial attention. They are situated in ground floor and first floor terraces, and the inner courtyard of 900 m2, with communal swimming pool.
