Urban planning proposal for a residential area, facilities and forest park in Teià. Preliminary study

The land area subject to the preliminary study separates the old town of Teià from the residential neighborhood of Sant Berger, in the same municipality. It is an area of 11Ha of agricultural and forestry land, located at the foot of Turró d'en Baldiri, opening to the south and west and facing the sea.
The mission of the Masterplan is to explore the possibility of developing in this area a new urban area with public facilities, social housing and a low-density residential area for eco-housing or constructions with a bioclimatic concept.
The preliminary study is based on a large-scale territorial analysis, which aims to identify the points of interest and the connections of the urban system and the landscape and environmental values of the area.
The proposal includes a new sports equipment, buildings for social housing, an area of single-family homes and a forest park that connects with the neighboring natural park.
In order to o give coherence to the overall proposal, two smaller planning sectors defined in the current planning and pending development, located at the western limit of the area, towards the urban center, have been included into the area.
