Partial Plan and Indicative Proposal for the Montserrada I Canal area, Peralada, Gerona. Spain
The scope of the P.P.U. La Montserrada I is located on the edge of the urban area of Peralada, as a transition space between the urban and agricultural landscape.
The Canal of Montserrada, which runs through the sector from north to south, is a structuring axis of the landscape and an ecological connector.
The layout of the new planned variant, which generates a non-buildable strip of protection of 50m on each side, is the other basic conditioning factor of the development. For this reason, the green zone will be located on the eastern part of the sector.
The regulatory framework establishes the type of housing: row houses and the protection strips of the variant and the canal. The location and orientation of the houses will also have to respond to this need to relate to nature (future park, canal / torrent, distant landscape).
A guideline proposal is developed that includes all these conditions plus the design of the green area with concepts that are closer to ecology than to ornamental gardening.
