Urban Development Plan Sector SUD-4 Rambla Fanals, Platja d'Aro

The SUD-4 Rambla Fanals sector is an area of developable land located in the middle of the urban core of Platja d’Aro. It is a vital area for to the growth of the municipality, due to its location in the middle of the consolidated urban core, surrounded by urban land, 350m away from the Town Hall.
The planning proposal envisages locating the required land reserve for public facilities in 3 areas: one plot in the southern part of the sector and two in the northern part, on the boundary of the sector, connecting with existing facilities; in the south, the part closest to the center of Platja d’Aro, the future residence for the elderly will be located. Next to the residence, the public facility located in the corner will be a future meeting point and community space for the residential district.
The existing forest is preserved as a green area and a piece of land is added to it in the southern part of the sector, next to the equipment plot.
The zonal development plan defines the parameters of the buildable plots according to whether they are housing for the free market or social housing. A maximum buildability coefficient and a maximum number of homes are defined for each area. The two existing single-family homes in the sector shall be preserved. Of the 124 new homes planned, 50 will be social housing, representing 40% of the total residential built area.
