Detail Study & Land Development Proposal. 44 single-family homes. PAU 19, EL Clot de la Dona Morta, Calonge
The object of the urbanization proposal is the design of a complex of 44 single-family homes grouped in condominiums on a plot located in a residential area of Calonge and Sant Antoni, on the border with the municipality of Castell-Platja de Aro.
The analysis highlights, first of all, the character of the area: upper-middle class residential neighborhood, surrounded by green areas, quiet and well connected (with direct access from the C31 road) – interesting location for upper mid-level homes.
Another conclusion of the study is the need to look for a unique product, which stands out from the rest, given the number of units planned: a maximum of 44 medium-small sized homes. The topography and orientation of the land are favorable to the program and suitable for designing an architectural complex with a unique concept.
The overall concept is therefore to treat the homes as a whole, looking for those common elements that make the development unique, which could be the volumetry, the grouping of spaces, the treatment of the gardens or basement parking and storage rooms with community access.
The concept proposal includes different architectural typology options (isolated homes, grouped homes, with small squares, etc.), volumetry, overall distribution and landscaping treatment of the gardens.
